Two ways to start

Your plans first. Our concept designs if you need them.

We impose no catalogue. If you already have the plans for your project, they are a normal starting point for the study. If you are still looking for an idea, this library gathers concept designs you can adapt to open the discussion.

These are adaptable concept designs for clients who do not yet have plans of their own. They replace neither the site study, nor the architectural adaptation, nor the sizing of the structure.

I already have my plans

Send us your plan, preliminary design, architect’s file or specification. We will study the project from that basis.

I am looking for a design to adapt

Browse the families, find a layout or an envelope that suits you, then ask to have it adapted.

The filters use reliable data alone: family, number of storeys where confirmed, plot dimensions where known, and the nature of the published documents.

Designs worked out from the dimensions of the plot

Several designs start from a given footprint — three metres wide, four, six, ten — and look for what it becomes possible to organise inside: stair, risers, wet rooms, openings and the walls useful to stability.

Party walls are not an attribute of these designs: they are a possibility within the brief. Where they exist, the separations must be designed for their structural, acoustic and fire functions; their build-up cannot be inferred from the architectural plan.

Informing a development without promising a standard massing

The collective housing designs and the facilities are there to discuss organisation, repetition, circulation and variants of a brief. They do not mean that a building visible on a rendering constitutes a standard LSF structure that we would offer as it stands.

For a collective development or a facility, the number of storeys, the circulation, the loads, the stability, the services, fire and any hybrid solutions are assessed before any structural conclusion.

Number of rooms, approximate floor area, site, style, uses, or just a few priorities: there is no need to start from an existing design to work with us.
