Contemporary villas

Contemporary villa with two offset volumes

This design combines a main two-storey volume with a lower volume housing the parking. The offset between the two parts organises the silhouette of the building, but it also creates structural junctions and envelope connections that must be studied together.

What this design shows

The plans show an arrangement over two storeys with wide openings and differentiated facades. Large windows reduce the length of wall available for bracing. Their position must therefore be coordinated with the reinforced studs, the lintels, the stability panels and the anchors.

The relationship between the main volume and the garage also calls for clarity on how the loads are carried, on any differences in roof level, and on the continuity of the waterproofing, the insulation and the finishes at the junction.

Layout

Schematic plans

These documents are there to make the layout and the envelope shown understandable. They are schematic plans: they constitute neither construction drawings, nor structural drawings, nor a building permit.

Possible adaptations and their technical implications

The internal layout, the size of the garage, the position of certain openings and the treatment of the facades can change. Modifying the windows or the offset between the volumes does, however, change the load paths and the amount of wall available to stabilise the building.

Replacing a facing with a render, a cladding or a ventilated facade does not only change the appearance: it changes the supports, the cavity, the fixings, the edges, the reveals and the continuity of the water and air control layers. The adaptation must therefore address the wall as a whole, not only its visible finish.

A design becomes a project only after study

Site and geotechnics, planning, orientation, climate, structure, foundations, loads, wind, seismic action, envelope, performance, services, regulations and contractual scope are defined for the real case. None of these points is guaranteed by the original documents.
