Contemporary villas
Urban villa on a 15 × 25 m plot
This design shows a house with a large footprint, organised around several volumes, wide openings, double parking and a pool shown at the rear. Its constructive logic is closer to an urban villa than to a repetitive terraced house.
The area of the plot does not remove the structural constraints: on the contrary, it allows greater spans, facades and open spaces.

What this design shows
The large windows reduce the lengths of wall available for bracing. Open interior spaces and offset volumes may also create spans requiring reinforced joists, built-up beams or a localised hybrid solution.
The front facade combines parking, set-back volumes and an upper floor partly carried above the low spaces. The loads must be led towards clearly identified supports, taking the deflection and the vibration of the floors into account.
The many facades and junctions increase the number of reveals, edges, parapets and waterproofing connections. A single envelope repeated everywhere would not necessarily suit every orientation and exposure.
The pool is an independent work. Its structure, its excavation, its waterproofing and its services must be coordinated with the foundations, without giving it any load-bearing function for the house.
Layout
Schematic plans
These documents are there to make the layout and the envelope shown understandable. They are schematic plans: they constitute neither construction drawings, nor structural drawings, nor a building permit.

Possible adaptations and their technical implications
The volumes, the parking, the courtyards and the large rooms can be recomposed. These changes nevertheless affect the spans, the load paths and the division into panels over a significant part of the building.
Reducing the project does not mean applying a uniform scale factor. The circulation, the openings, the supports and the services must be redrawn, and the structure then recalculated.
In a development comprising several buildings, certain panels and details can be repeated. This design is not, however, a terraced house that can be standardised without adaptation.
A design becomes a project only after study
Site and geotechnics, planning, orientation, climate, structure, foundations, loads, wind, seismic action, envelope, performance, services, regulations and contractual scope are defined for the real case. None of these points is guaranteed by the original documents.
