Urban houses
Narrow urban house with integrated parking
This design combines a two-storey house with parking accommodated in the front part of the footprint. On a narrow building, this arrangement does not simply mean reserving the width the vehicle needs: it removes from the ground floor part of the supports and walls that could normally contribute to the stability of the building.
The study must therefore link the vehicle passage, the walls of the upper level, the intermediate floor and the foundations, so that the loads find real continuity down to the ground.

What this design shows
The front facade combines the parking access, the entrance and several openings. This concentration limits the length of solid wall available for bracing in the transverse direction. Stability may then draw on the cross walls and the side facades compatible with the plan, together with studs, lintels, connections and anchors sized for the forces to be carried.
The walls of the upper floor must not be considered independently of the void created beneath. Where a load-bearing wall does not meet a support directly, the floor or a transfer element must carry its loads towards the bearing zones. Depending on the span and the final arrangement, the answer may use reinforced light steel or a localised hybrid solution.
The mineral facing shown on the facade is an envelope treatment. It replaces neither the load-bearing frame nor the layers providing insulation, water management and air continuity.
Layout
Schematic plans
These documents are there to make the layout and the envelope shown understandable. They are schematic plans: they constitute neither construction drawings, nor structural drawings, nor a building permit.

Possible adaptations and their technical implications
The width of the parking, the position of the entrance, the stair and the internal layout can be adapted. Widening the vehicle passage does, however, reduce the available supports and may increase the span of the element above. Moving the stair changes its opening, the joists it interrupts and the reinforcement of the floor.
The openings of the upper floor can change too, provided a coherent bracing arrangement is preserved. A window moved by a few tens of centimetres can affect a reinforced stud, a stability panel or the vertical alignment of the loads.
Finally, replacing the visible facing calls for revisiting the supports, the fixings, any ventilated cavity, the reveals and the connections with the roof and the joinery. The adaptation addresses the complete composition of the facade, not only its appearance.
A design becomes a project only after study
Site and geotechnics, planning, orientation, climate, structure, foundations, loads, wind, seismic action, envelope, performance, services, regulations and contractual scope are defined for the real case. None of these points is guaranteed by the original documents.
