Houses by plot dimensions

House on a 5 × 10 m plot

This design combines three storeys, a widely opened lower facade and partly offset upper levels. This composition makes it necessary to verify the continuity between the upper walls and the supports available at ground floor.

The vertical development cannot be separated from the treatment of the openings and of the stacked external spaces.

What this design shows

The large opening of the facade at the lower level reduces the supports and the bracing available beneath the upper storeys. The loads must be carried towards clearly sized studs, cross walls or frames. Depending on the final spans, local reinforcement or a hybrid solution may be necessary.

The upper storeys include setbacks and open spaces. Every change of footprint creates a floor edge, an additional facade or a roof-terrace area. These boundaries must simultaneously carry the loads, protect the structure and maintain the continuity of the insulation and the waterproofing.

The stair passes through all three levels. Its position governs the floor openings, the circulation and a large part of how the internal panels are organised.

Layout

Schematic plans

These documents are there to make the layout and the envelope shown understandable. They are schematic plans: they constitute neither construction drawings, nor structural drawings, nor a building permit.

Possible adaptations and their technical implications

Widening the ground-floor opening or removing a support directly changes the transfer system of the upper storeys. Closing part of that opening may, conversely, restore a wall useful to stability.

The upper setbacks can be reduced or moved, but this changes the roof areas, the outlets, the parapets and the reactions transmitted to the lower levels.

For a series of dwellings, it is preferable to settle a common facade grid, stair position and riser stack. Variants can then be developed from that grid, each one keeping its own manufacturing file and its own markings.

A design becomes a project only after study

Site and geotechnics, planning, orientation, climate, structure, foundations, loads, wind, seismic action, envelope, performance, services, regulations and contractual scope are defined for the real case. None of these points is guaranteed by the original documents.
