Urban houses

Narrow urban house with a front garden

This design develops a narrow, longitudinal house preceded by an open space between the street and the building. This arrangement creates a useful setback for organising the entrance, but it has to be considered within the overall siting: external levels, paths, drainage and the relationship with the foundations.

The front space does not belong to the LSF structure. It remains an external landscaping matter, to be coordinated with the threshold, the base course and the services of the building.

What this design shows

On a narrow footprint, the front and rear facades generally concentrate a large share of the openings. Where the sides are close to the boundaries or offer little scope for daylight, the layout, the stair and the services must be organised without needlessly interrupting the walls useful to stability.

The recessed entrance and the changes of plane in the facade create additional reveals, edges and connections. These points must ensure continuity between the facing, the water management layer, the insulation and the joinery.

The vertical band shown is a finishing element or a secondary facade. It must not be confused with a structural stud. Its support, any ventilation, its fixings and the protection of its ends depend on the material actually chosen.

Layout

Schematic plans

These documents are there to make the layout and the envelope shown understandable. They are schematic plans: they constitute neither construction drawings, nor structural drawings, nor a building permit.

Possible adaptations and their technical implications

The depth of the front setback, the position of the entrance and the arrangement of the rooms can change. Bringing the building closer to the street or moving it further away does, however, alter the siting of the foundations, the accesses, the external falls and the connections; this is not a mere landscaping change.

Moving the stair changes the floor opening and the span direction of certain joists. Moving the wet rooms may multiply the penetrations through the floor and make it harder to group the drainage and the vertical risers. Stacking them from one level to the next generally allows more direct coordination.

The dimensions of the openings can be adapted, but their repetition and their alignment help to rationalise the panels. Introducing a different geometry for each window reduces that repeatability and calls for more components, more markings and more special details.

A design becomes a project only after study

Site and geotechnics, planning, orientation, climate, structure, foundations, loads, wind, seismic action, envelope, performance, services, regulations and contractual scope are defined for the real case. None of these points is guaranteed by the original documents.
