Houses by plot dimensions

House on a 4 × 10 m plot

This design develops three storeys within a narrow footprint. Stacking three storeys increases the importance of vertical alignment: the loads of the upper levels must reach continuous walls and foundations, without improvised transfers from one storey to the next.

The additional height also raises the stakes for overall stability and for the coordination of the stair.

What this design shows

The stair opening repeats at the centre of the building and locally reduces the effective area of each floor diaphragm. The edges, the trimmers and the connections with the panels must be organised so that the forces can travel around that interruption.

Wet rooms placed close to a single axis make it possible to consider grouped vertical services. Moving them independently on each storey would introduce more openings, more offsets and more routes to coordinate with the structure.

The top level shown includes an external or recessed space. A terrace located above a lower volume must have real falls, outlets, upstands and overflows. Its finished floor cannot be treated as a simple continuation of the internal floor.

Layout

Schematic plans

These documents are there to make the layout and the envelope shown understandable. They are schematic plans: they constitute neither construction drawings, nor structural drawings, nor a building permit.

Possible adaptations and their technical implications

The layout of each level can change, but the load-bearing walls, the bracing panels and the risers benefit from staying aligned. An offset repeated over three storeys may require several structural transfers and reduce the industrial benefit of a regular grid.

In a development comprising several identical houses, the floor panels, the stair openings and certain party details can be repeated. A variation in the facade remains possible, but it must preserve the openings, the lintels and the stability zones defined for the series.

The upper screens or perforated elements visible on the rendering are secondary works. Their loads, their fixings and their waterproofing connections must be coordinated with the roof.

A design becomes a project only after study

Site and geotechnics, planning, orientation, climate, structure, foundations, loads, wind, seismic action, envelope, performance, services, regulations and contractual scope are defined for the real case. None of these points is guaranteed by the original documents.
