Houses by plot dimensions

House on a 10 × 20 m plot

This design uses the depth of the plot to arrange several wings around internal voids and open spaces. This arrangement brings additional facades into the heart of the plan, but it produces a more fragmented structure than a continuous rectangular volume.

The courtyards, the wings and the double parking must be studied as a coordinated whole.

What this design shows

The internal openings interrupt the floors and the roof. The diaphragms must transmit the forces around these voids, while the different wings must remain linked by sufficiently stiff zones.

Each courtyard adds thresholds, facade bases, upstands and outlets. The finished levels must prevent water from reaching the walls and the base courses. The build-up of the internal facades may differ from that of the facades directly exposed to the street or to the prevailing winds.

The double parking space leaves a wide opening in the facade, with few supports beneath the upper floor. The walls of the upper floor above it must reach side supports or suitable transfer components.

Layout

Schematic plans

These documents are there to make the layout and the envelope shown understandable. They are schematic plans: they constitute neither construction drawings, nor structural drawings, nor a building permit.

Possible adaptations and their technical implications

The size and the position of the courtyards can change, but they alter the spans, the roof outlines and the amount of facade. Removing a courtyard does not merely mean adding a floor: new supports, a new roof and new daylight and ventilation conditions have to be defined.

Reducing or enlarging the parking likewise transforms the lower facade and the reactions transmitted to the foundations.

This design lends itself less well to uniform repetition than the small plots. In a grouped development, industrialisation may apply to shared grids, panels or details, without claiming that the whole building is identical from one siting to the next.

A design becomes a project only after study

Site and geotechnics, planning, orientation, climate, structure, foundations, loads, wind, seismic action, envelope, performance, services, regulations and contractual scope are defined for the real case. None of these points is guaranteed by the original documents.
