Houses by plot dimensions

House on a 3 × 8 m plot

This design explores a footprint three metres wide by eight metres deep. That constraint favours short transverse spans, but it leaves very little freedom to position the stair, the risers, the wet rooms and the walls needed for stability.

The constructive interest of the design therefore lies in the vertical coordination of functions concentrated within a reduced width.

What this design shows

The stair occupies a significant part of the plan and interrupts the intermediate floor. The joists around the opening must be carried by trimmers and edge components designed with the final position of the stair.

Where the house sits between two buildings, daylight and ventilation rely mainly on the front and rear facades and on any internal voids. Those openings nevertheless reduce the portions of facade available for transverse bracing. The longitudinal walls can contribute to stability, provided their continuity, their openings and their anchors are compatible with that role.

The wet rooms shown on both levels may make it possible to group the drainage and the risers. That grouping limits scattered penetrations through the joists and the panels.

Layout

Schematic plans

These documents are there to make the layout and the envelope shown understandable. They are schematic plans: they constitute neither construction drawings, nor structural drawings, nor a building permit.

Possible adaptations and their technical implications

Moving the stair transforms a large part of the plan: floor opening, circulation, floor supports and the routing of the services. An adaptation of the facade may also remove one of the few available portions of solid wall.

In a repetitive development, the constant width makes it possible to reproduce certain panel, floor and opening dimensions. The end dwellings nevertheless remain different from the intermediate ones because of their exposure to wind and their additional facades.

Where there are party walls, the separations must be designed for their structural, acoustic and fire functions. Their build-up cannot be inferred from the architectural plan alone.

A design becomes a project only after study

Site and geotechnics, planning, orientation, climate, structure, foundations, loads, wind, seismic action, envelope, performance, services, regulations and contractual scope are defined for the real case. None of these points is guaranteed by the original documents.
