Urban houses

Compact urban house with a cantilevered upper floor

This design places a more extensive upper floor above a partly open ground floor, particularly over the parking. The resulting overhang shelters part of the space below, but it interrupts the direct alignment between certain walls of the upper floor and their supports.

The cantilever must therefore be studied as part of the load-bearing system, not as a simple projection added to the facade.

What this design shows

The floor of the upper storey must carry the loads of the level above, limit its deflection and its vibration, and then transfer the forces towards the walls and foundations actually available. The length of the projection, the span direction of the joists, the depth of the back-span inside the building and the openings of the ground floor all directly affect that answer.

The opening required for the parking reduces the supports on the front facade. The remaining solid walls, the cross walls and the connections must form a continuous load path. Depending on the final geometry, the solution may remain in reinforced light steel or locally require a beam or a hybrid frame.

The soffit of the cantilever also belongs to the envelope. It must protect the structure and provide thermal, acoustic and air control continuity with the adjacent walls. The floor edges, the reveals and the roof drainage must prevent water from reaching the load-bearing components.

Layout

Schematic plans

These documents are there to make the layout and the envelope shown understandable. They are schematic plans: they constitute neither construction drawings, nor structural drawings, nor a building permit.

Possible adaptations and their technical implications

The depth of the overhang can be reduced, increased or distributed differently. Any change alters the support reactions, the deflection of the floor and sometimes the forces transmitted to the foundations. Extending the cantilever cannot therefore be treated as a simple increase in floor area.

Moving the parking or widening its opening changes the supports available. Moving the stair transforms the floor opening, while a new bathroom on the upper floor introduces loads and penetrations to be coordinated with the joists.

The large windows of the upper floor can change, but their proximity to the corners and to the transfer zones must be checked. The openings, the cantilever and the bracing panels form a single structural problem, to be resolved before preparation for manufacture.

A design becomes a project only after study

Site and geotechnics, planning, orientation, climate, structure, foundations, loads, wind, seismic action, envelope, performance, services, regulations and contractual scope are defined for the real case. None of these points is guaranteed by the original documents.
