Houses by plot dimensions

House on a 6 × 10 m plot

At six metres wide, this design allows a less linear internal arrangement than the narrowest variants. That extra width permits several zones side by side, but it can also produce greater spans if no intermediate support is provided.

The span direction of the floor and the position of the cross walls therefore become decisive.

What this design shows

The front facade is widely opened on both levels. The ground-floor windows and the large opening of the upper storey leave few solid segments to provide stability in that plane. The lintels, the edge studs and the bracing panels must be coordinated with the cross walls and the usable side facades.

A well-placed cross wall can reduce the span of the joists and act as a support for the walls of the upper floor. If it is removed to obtain a fully open space, the floor and the transfer components must be resized.

The mineral finishes shown on the facade remain envelope components. Their weight, their supports and their fixings must be included in the loads, without giving them a bracing role.

Layout

Schematic plans

These documents are there to make the layout and the envelope shown understandable. They are schematic plans: they constitute neither construction drawings, nor structural drawings, nor a building permit.

Possible adaptations and their technical implications

The width allows several layouts, but moving a load-bearing line can change the direction or the span of the joists over a large part of the plan. The wet rooms and the stair must also remain compatible with the floor openings and service penetrations planned before manufacture.

A change to the large upper window affects the lintel, the side studs and the tolerances of the joinery. The architectural frame visible around the facade must have its own edge, fixing and drainage details.

In a grouped development, a repeated facade can rationalise the panels. Corner or end units must nevertheless be verified separately.

A design becomes a project only after study

Site and geotechnics, planning, orientation, climate, structure, foundations, loads, wind, seismic action, envelope, performance, services, regulations and contractual scope are defined for the real case. None of these points is guaranteed by the original documents.
